Decking in Yanchep
Northern Decking Co builds and restores decks in Yanchep, the far north of the City of Wanneroo: bringing back the deck on a 1970s Sun City beach house, first decks in the new estates, core-drilled footings where limestone is close to the surface, and BAL-rated construction where the DFES map applies. Decks that suit Yanchep homes
Yanchep began as a plan for a city. Alan Bond’s Yanchep Sun City was launched in 1970 and the first houses went up in 1972, starting with 127 lots on the beachfront. The satellite city never quite arrived, and for decades Yanchep stayed a small coastal town beside its national park. Then the urban growth plans caught up with it, and the suburb now holds two kinds of home: the original 1970s and 1980s beach houses near the water, and new estate homes filling in behind. Decking in Yanchep serves both.
Bringing back a Sun City deck
The beach houses of the original town were built for the view and the breeze, and many carry decks that have had fifty years of salt air. The frames are often better than they look, because sand drains and treated timber holds up, but the boards and every fixing will be tired. The contractor checks the frame, replaces the split and soft boards, sands and oils what remains, and swaps every screw and hanger for stainless steel. Where the frame has rotted or been eaten, the honest answer is a new deck, and you will hear it before anything is quoted.
First decks in the estates
Behind the old town the new estates are compact lots with an alfresco under the main roof and a lawn behind it. A low deck level with the alfresco slab takes the outdoor area past the roofline, in composite for no upkeep or hardwood for warmth. Every deck in the City of Wanneroo needs a building permit, so that is built into the process from the start.
Limestone country
This is the part of the corridor where the ground changes. Yanchep sits on Tamala Limestone, the same rock the caves in the national park are cut through, and it comes close to the surface in places. A footing that would go straight into sand in Joondalup may need core drilling here. The contractor finds out with the first hole and prices it after the site visit, which is why we do not publish a rate.
Bushfire and BAL
Parts of the far north sit near bushland and the national park. We do not say whether Yanchep is or is not bushfire prone; that is what the DFES map is for, and it runs through suburbs. If your lot is inside a mapped area, the deck is designed to the BAL level of your assessment under AS 3959: listed bushfire-resisting timbers such as merbau or spotted gum at the lower levels, non-combustible materials as the level rises, and the detailing of gaps, supports and the space under the deck to match. Our BAL-rated decking page explains the levels.
Salt air from the Indian Ocean
Yanchep faces west onto the Indian Ocean, and the whole suburb is within reach of the sea breeze. Fixings are stainless steel, frames are detailed to dry, and composite is the usual board near the water, with oiled hardwood as the alternative for owners who want timber.
What to know before you build in Yanchep
City of Wanneroo
- All decking requires a building permit, regardless of height or floor area.
- Planning approval may be required for decking over 500 mm above natural ground level.
- Decking over 500 mm is treated like a balcony, with a 7.5 m setback to side and rear boundaries unless a reduced setback is approved.
Salt air
Yanchep is a coastal suburb, so the fixings, hangers and stirrups are stainless steel and the frame is detailed to dry out. Composite boards suit lots within reach of the sea breeze; hardwood works too when it is oiled and fixed properly.
The ground
Yanchep sits on Tamala Limestone; the caves in the national park within the suburb are cut through it. Limestone close to the surface is common enough in the far north that a footing may need core drilling, and the contractor allows for it after seeing the site rather than guessing.
Bushfire map
Check your lot on the DFES Map of Bush Fire Prone Areas. If it is inside a mapped area the deck is built to the BAL requirements of AS 3959. We do not say here whether Yanchep is or is not bushfire prone, because the map runs through suburbs and is revised.
How it goes in
-
Footings
Stumps go into footings in the sand. Some sites in the far north hit limestone close to the surface and need core drilling.
-
Joists
Joists go across the bearers at the centres the board maker specifies, typically 450 mm for hardwood and tighter for composite.
-
Boards
Boards are laid from the house out with an even gap, fixed with screws or hidden clips.
Questions from Yanchep
Is Yanchep bushfire prone?
We do not say on this site whether a suburb is or is not bushfire prone, because the DFES Map of Bush Fire Prone Areas runs through suburbs and is revised. Check your own address on the map. If your lot is inside a mapped area, the deck is built to the BAL requirements of AS 3959 and the permit application includes the BAL assessment.
Will my deck footings hit limestone in Yanchep?
It is more likely here than further south. Yanchep sits on Tamala Limestone and the national park's caves are cut through it. Where the first hole finds rock close to the surface the footing is core drilled, and the contractor prices that after seeing the site.
Can you restore the deck on an old Yanchep beach house?
Usually, if the frame is sound. Boards are replaced where they are split or soft, the rest is sanded and oiled, and every fixing becomes stainless steel because the originals will have corroded in the salt air. If the frame has gone, the contractor says so and quotes a new deck.
Do I need a permit for a deck in Yanchep?
Yes. The City of Wanneroo requires a building permit for all decking regardless of height or floor area, and planning approval may be required for decking over 500 mm above natural ground level.
