Decking in Two Rocks
Northern Decking Co restores and builds decks in Two Rocks, the marina town in the City of Wanneroo. Work ranges from bringing back a 1970s Sun City deck to first decks in the newer estates, with BAL-rated construction to AS 3959 where the DFES map applies. Every deck needs a Wanneroo building permit, and the contractor quotes free on site.

Decks that suit Two Rocks homes
Two Rocks is where the corridor ends. The marina opened in 1973 and 1974 as part of Bond Corporation’s Yanchep Sun City, the state’s first private residential, commercial and recreational investment project, and the Sun City precinct was heritage listed in 2023. For a long time the whole town lived within a couple of square kilometres around the marina. Since then the residential areas have pushed east and south-east into newer estates, and the Two Rocks Village shopping centre opened in June 2026. Deck work here splits between the 1970s and 1980s marina town and the new lots behind it.
Restoring a marina-town deck
The original Two Rocks houses have had fifty years of weather off the Indian Ocean, and many carry a deck that has been patched more than once. The contractor checks the frame first. On sand that drains, treated bearers and joists often outlast the boards above them, so the job is frequently a re-board: split and soft boards replaced, the rest sanded and oiled, and every corroded galvanised screw and hanger swapped for stainless steel. If the frame has failed, the deck is rebuilt on the same footprint rather than patched, and the contractor says so at the site visit. Our deck repairs and restoration page explains what the frame check involves.
First decks in the newer estates
East and south-east of the marina the lots are newer, with an alfresco under the main roof and a yard waiting for a deck. A low deck level with the alfresco slab, in composite for no upkeep or hardwood for warmth, is the usual job, with stumps in the sand and a picture-frame border at the lawn. In the City of Wanneroo all decking requires a building permit, regardless of height or floor area, so the permit is planned from the first visit, with the quote stating who lodges it.
Bushfire and BAL at the top of the corridor
We do not say whether Two Rocks is or is not bushfire prone. The DFES Map of Bush Fire Prone Areas runs through suburbs and is revised, so check your own address. If your lot is inside a mapped area, the deck is built to the BAL level of your assessment under AS 3959: bushfire-resisting hardwoods at the lower levels, non-combustible decking and supports as the level rises, and the gaps between boards and the space under the deck detailed to match. The permit application includes the BAL assessment.
Salt from the marina
The marina town faces the water and the whole suburb is within reach of the sea breeze. Stainless fixings throughout, 316 grade close to the harbour, frames kept clear of the sand with air underneath, and composite or oiled hardwood boards are the standard here.
What to know before you build in Two Rocks
City of Wanneroo
- All decking requires a building permit, regardless of height or floor area.
- Planning approval may be required for decking over 500 mm above natural ground level.
- Decking over 500 mm is treated like a balcony, with a 7.5 m setback to side and rear boundaries unless a reduced setback is approved.
Salt air
Two Rocks is a coastal suburb, so the fixings, hangers and stirrups are stainless steel and the frame is detailed to dry out. Composite boards suit lots within reach of the sea breeze; hardwood works too when it is oiled and fixed properly.
The ground
Coastal sand, as across most of the corridor. There is no suburb-specific ground record for Two Rocks, and the first footing hole confirms what the contractor expects.
Bushfire map
Check your lot on the DFES Map of Bush Fire Prone Areas. If it is inside a mapped area the deck is built to the BAL requirements of AS 3959. We do not say here whether Two Rocks is or is not bushfire prone, because the map runs through suburbs and is revised.
How it goes in
-
Footings
Stumps go into footings in the sand. Some sites in the far north hit limestone close to the surface and need core drilling.
-
Joists
Joists go across the bearers at the centres the board maker specifies, typically 450 mm for hardwood and tighter for composite.
-
Boards
Boards are laid from the house out with an even gap, fixed with screws or hidden clips.
Questions from Two Rocks
Is Two Rocks bushfire prone?
We do not say on this site whether a suburb is or is not bushfire prone, because the DFES Map of Bush Fire Prone Areas runs through suburbs and is revised. Check your own address on the map. If your lot is inside a mapped area, the deck is built to the BAL construction requirements of AS 3959 and the permit application includes the BAL assessment.
Can the deck on my 1970s Two Rocks house be restored?
Usually, if the frame is sound. The contractor checks the bearers and joists, replaces the split and soft boards, sands and oils the rest, and swaps every galvanised fixing for stainless steel because the originals will have corroded beside the marina. If the frame has failed, the deck is rebuilt on the same footprint and you hear that before anything is quoted.
Do I need a permit for a deck in Two Rocks?
Yes. In the City of Wanneroo, all decking requires a building permit, regardless of height or floor area. Planning approval may be required for decking over 500 mm above natural ground level. Ask for the quote to say who prepares the drawings and who lodges, and where it applies the BAL assessment goes in with the application.
Composite or timber for a deck near the Two Rocks marina?
Composite is the usual pick beside the water because it never needs oiling and does not rot in salt air. Oiled merbau or spotted gum suits owners who want timber and are happy to maintain it. If your lot is inside a DFES mapped area, the BAL level narrows the choice, and the contractor explains which boards meet it.
