Decking in Quinns Rocks

Northern Decking Co restores and builds decks in Quinns Rocks, the oldest beach suburb in the City of Wanneroo. Work splits between bringing back timber decks on Old Quinns houses and composite decks on Norfolk Estate bungalows, with stainless fixings for the salt air. Every deck needs a Wanneroo building permit, and the contractor quotes free on site.

Decks that suit Quinns Rocks homes

Quinns Rocks was a beach camp long before it was a suburb. Boatshed and campsite permits date from the 1930s, the caravan park opened in 1946, holiday homes followed in the 1950s, and the townsite was declared in 1962, the oldest suburb this site covers. Old Quinns still looks the part: rolling hills and roads, power on wooden poles, few footpaths and individual houses from the 1960s and 1970s with designs of their own. Norfolk Estate, laid out in the early 1990s, is the other half, with underground power, cul-de-sacs and modern bungalows. The deck work follows that split.

Bringing back an Old Quinns deck

A 1960s or 1970s house in Old Quinns has had fifty years of salt air, and any deck on it has probably been patched more than once. The contractor starts with the frame. Where the bearers and joists are sound, the soft and split boards come out, the rest is sanded and oiled, and every nail and galvanised screw is replaced with stainless steel. A frame that has rotted through or been eaten gets replaced rather than patched, and you hear that before the quote. Our deck repairs and restoration page covers how the frame check is done.

Decks on the rolling blocks

The hills that give Old Quinns its character also give it sloping lots. A deck that is level with the back door can be well over 500 mm at its outer edge, and in the City of Wanneroo decking over 500 mm is treated like a balcony, with a 7.5 m setback to side and rear boundaries unless a reduced setback is approved. On a tight older block that usually means a stepped deck, with a lower level toward the fence, a privacy screen on the neighbour’s side and a balustrade where the fall reaches 1 m. Whatever the height, all decking requires a building permit, regardless of height or floor area, so every Quinns Rocks deck goes through the City first.

Composite for Norfolk Estate bungalows

The early 1990s bungalows in Norfolk Estate are at the age where the original deck, if there was one, is due for replacement, and a paved patio is often ready to become a deck. Most owners here choose composite: no oiling, no splinters, hidden stainless clips and a colour that holds in the afternoon sun off Quinns Beach. Hardwood in merbau or spotted gum is the alternative for anyone who wants real timber and will oil it when the colour fades.

Built for the salt

Quinns Rocks faces Quinns Beach and salt air reaches the whole suburb. Stainless fixings throughout, a frame kept clear of the sand with air underneath, and boards that handle a sea mist are the standard here, on the oldest house and the newest.

Salt air

Quinns Rocks is a coastal suburb, so the fixings, hangers and stirrups are stainless steel and the frame is detailed to dry out. Composite boards suit lots within reach of the sea breeze; hardwood works too when it is oiled and fixed properly.

The ground

Coastal sand, with limestone somewhere beneath it: the suburb is named for its offshore reef and local limestone was burnt for lime at neighbouring Mindarie until 1948. There is no ground record for Quinns Rocks house lots, so footings are expected to go into sand and the first hole confirms it.

Bushfire map

Check your lot on the DFES Map of Bush Fire Prone Areas. If it is inside a mapped area the deck is built to the BAL requirements of AS 3959. We do not say here whether Quinns Rocks is or is not bushfire prone, because the map runs through suburbs and is revised.

How it goes in

The six stages are described in the list beside the drawing.
Board material
  1. Footings

Stumps go into footings in the sand. Some sites in the far north hit limestone close to the surface and need core drilling.

Sand across most of the corridor takes a standard footing. Limestone near the surface changes the method, not the deck.

  2. Joists

Joists go across the bearers at the centres the board maker specifies, typically 450 mm for hardwood and tighter for composite.

A ledger fixed to the house carries the first end of each joist in a hanger.

  3. Boards

Boards are laid from the house out with an even gap, fixed with screws or hidden clips.

Stainless fixings on coastal lots. The gap lets water through and lets timber move.

Questions from Quinns Rocks

Can the deck on my old Quinns Rocks beach house be saved?

Often, yes. The contractor checks the bearers and joists first. If the frame is sound, the split and soft boards are replaced, the rest is sanded and oiled, and every fixing becomes stainless steel because the originals will have corroded in the salt air. If the frame has rotted or been eaten, you are told that before anything is quoted and the answer is a new deck.

Do I need a permit to repair or replace a deck in Quinns Rocks?

In the City of Wanneroo, all decking requires a building permit, regardless of height or floor area. Planning approval may be required for decking over 500 mm above natural ground level. Ask for the quote to say who prepares the drawings and who lodges the application.

My Old Quinns block slopes. What does that mean for a deck?

A deck that is level at the house can be well over 500 mm at its outer edge on a sloping block. The City of Wanneroo treats decking over 500 mm like a balcony, with a 7.5 m setback to side and rear boundaries unless a reduced setback is approved, so the usual answer is a stepped deck with a privacy screen on the neighbour's side. The contractor measures the fall before designing.

Composite or hardwood for a home near Quinns Beach?

Composite is the common pick because it never needs oiling and shrugs off salt air, which suits the modern bungalows of Norfolk Estate. Oiled merbau or spotted gum suits the character of an Old Quinns house. Either way every screw, clip, hanger and stirrup is stainless steel.
