Decks that suit Iluka homes
Iluka was laid out in the 1990s along the coastal foreshore reserve north of Ocean Reef, and most of its homes are large two-storey family houses built through the 1990s and 2000s. Many were sited to catch the ocean or the reserve, which is why so much of the decking work here is about height: a deck that lifts the outdoor area to the level of the living room and the view, rather than a low platform on the lawn.
Raised decks that carry the view
A first-floor living room with a balcony too small to eat on is a common Iluka arrangement. The fix is a raised deck off the back of the house, on posts and bearers, with a balustrade where the fall is 1 m or more and a privacy screen where the deck comes within 7.5 m of a side or rear boundary. Stainless wire or glass balustrades keep the view open. The screens are built as part of the deck, in the same board or a matching batten, so they read as design rather than compliance.
Pool surrounds
Iluka lots are big enough for pools, and a pool deck here does two jobs: it gives a dry, splinter-free surface for wet feet, and it ties the pool to the alfresco so the yard reads as one space. Composite with a textured, pool-grade finish is the usual pick, with 316 stainless fixings because the salt in the air is joined by the salt or chlorine in the water. The deck is detailed so it does not shorten the effective height of the pool barrier or create a foothold in the non-climbable zone.
Replacing a first-generation deck
Some Iluka homes still have the timber deck that went in with the house twenty-odd years ago, often fixed with galvanised screws that have corroded in the salt air. If the frame is sound, a re-board in composite or new hardwood with stainless fixings brings it back. If the bearers and joists have gone, the honest job is a new frame, and the contractor will say which after looking.
Salt air is the design brief
Everything metal on an Iluka deck is stainless steel: screws, hidden clips, joist hangers, stirrups, balustrade posts and wire. Frames are detailed to dry out after a sea mist, with air under the deck and no timber sitting in sand. Composite boards shrug off the salt. Hardwood boards do well too, oiled when the colour goes flat, and the contractor will tell you honestly which suits the way you want to live with the deck.
What to know before you build in Iluka
City of Joondalup
- Building permit requirements depend on the deck. Confirm with the City of Joondalup on 9400 4000 before work starts.
- For a single house or grouped dwelling, development (planning) approval is not required for decking 500 mm or less above natural ground level.
- Decking over 500 mm can avoid planning approval if it meets the R-Code setbacks for the lot's density.
- A deck within 7.5 m of a side or rear boundary needs a privacy screen at least 1.6 m high.
Salt air
Iluka is a coastal suburb, so the fixings, hangers and stirrups are stainless steel and the frame is detailed to dry out. Composite boards suit lots within reach of the sea breeze; hardwood works too when it is oiled and fixed properly.
The ground
The Joondalup coast is dune limestone under low sand ridges, and Iluka's foreshore shows the limestone as cliffs above Beaumaris Beach. On house lots the footings usually go into sand, and the first hole tells the contractor whether rock is close enough to matter.
Bushfire map
Check your lot on the DFES Map of Bush Fire Prone Areas. If it is inside a mapped area the deck is built to the BAL requirements of AS 3959. We do not say here whether Iluka is or is not bushfire prone, because the map runs through suburbs and is revised.
How it goes in
-
Footings
Stumps go into footings in the sand. Some sites in the far north hit limestone close to the surface and need core drilling.
-
Joists
Joists go across the bearers at the centres the board maker specifies, typically 450 mm for hardwood and tighter for composite.
-
Boards
Boards are laid from the house out with an even gap, fixed with screws or hidden clips.
Questions from Iluka
Can I build a raised deck to see the ocean from my Iluka home?
Yes, and height is the thing to plan around. In the City of Joondalup a deck over 500 mm above natural ground can avoid planning approval if it meets the R-Code setbacks for the lot, and a deck within 7.5 m of a side or rear boundary needs a privacy screen at least 1.6 m high. The contractor designs the height, screens and any balustrade together.
Which decking boards last near Beaumaris Beach?
Composite is the usual choice this close to the water because it does not rot and never needs oiling. Merbau and spotted gum also do well if they are oiled and fixed with stainless screws. Whatever the board, the fixings, hangers and stirrups are stainless steel in Iluka.
Do I need council approval for a low deck in Iluka?
For a single house or grouped dwelling in the City of Joondalup, planning approval is not required for decking 500 mm or less above natural ground level. Building permit requirements depend on the deck, so confirm with the City on 9400 4000 before work starts.
Will my footings hit limestone in Iluka?
The coast here is dune limestone under sand, and the foreshore reserve shows it as cliffs. On most lots the footings go into sand. If the first hole finds rock close to the surface, the contractor core drills that footing and tells you before the quote is final.
